WHAT TO CONSIDER WHEN SELECTING A SITE

• Local Government Town Planning Zoning
  
• Infrastructure and amenities (Shops, public transport, schools etc)
• Total lot size (is there sufficient land area to allow sub-division?)
• Local Government Town Planning Scheme & Policies (restrictions on building height, size setbacks and elevation appearance).
• Certificate of Title information (registration of memorials, restrictive covenants, easements etc).
  
• Contours and levels of the site and adjoining properties. (is there a need for additional fill and or retaining walls?).
• Condition and accuracy of boundary fences.
• Soil classification (may require structural upgrades and imported fill).
• Proximity to river and ocean (need for marine environment upgrades).
• Site Accessibility (i.e. driveway width and proximity to major arterial routes, resulting in possible requirement for traffic management)  
  
• Impact of adjoining and existing structures which may limit design  (i.e. verge trees, power poles, bus stops etc)
  
• Solar orientation
• Availability, location and depth of services such as water, gas, telephone, sewer and power.
